15-minute cities are not a theory on a whiteboard. He walked The Domain in Austin and filmed it: apartments stacked on the mall, Rolex and Louboutin downstairs, 24/7 screens aimed at the people who can afford to live on top of the store.
Live here. Shop here. Eat here. Comedy club. Parking. IKEA on the corner. “You really can’t leave because you really don’t have to.” He calls the name itself the tell — Domain. Then he asks who holds the paper: Simon, Cousins — and the usual index giants sitting on the REITs.
That last part is how modern markets work, not a secret deed in a vault. The question still stands: convenience that never needs a road out.
This is the same stack-and-pack pattern from the last clip. Pretty streets first. The fence later.
